What it can change is how quickly a valuer gets to a property and how confident a lender is about older stock in some of the further suburbs, and we flag that at the first appointment rather than after an offer is accepted.

03Distance

A wider radius does not change what we charge, because residential broking is lender paid regardless of where the property sits. What it can change is turnaround: a valuer travelling further out sometimes adds a day or two, and we build that into the timeline we give you rather than promising a date we cannot keep. If you have moved away and left your loan with us, we keep looking after it the same way; distance from the office was never really the point.
