Mortgage broking, Merewether

Let's make this less dramatic.

Junction puts your loan pathways side by side, with the trade-offs and our commission written underneath each one, then runs the file through to settlement. Newcastle, Lake Macquarie and the lower Hunter.

01The pathway ledger

Three pathways, ruled out before you choose

Three small pale timber house blocks standing in a row on a raw oak table

Never a real lender name. The shape of the difference is the point.

The pathway ledger What it costs to leave
A major bank Broad product range, familiar to most valuers and conveyancers
The fee and the commission
Standard panel commission, upfront and trail. No fee to you.
How your income is read
Conservative on overtime, shift loading and casual hours; wants a longer history.
How long it takes
Usually the slowest queue; formal approval often runs ten to fifteen business days.
What it costs to leave
Discharge fee, typically a few hundred dollars. No early exit fee on a variable loan.
A customer-owned mutual Smaller book, often more room to move on an individual file
The fee and the commission
Standard panel commission, upfront and trail. No fee to you.
How your income is read
Often more flexible on shift and casual income with the right evidence.
How long it takes
A smaller book and frequently a faster path; five to ten business days is common.
What it costs to leave
Discharge fee, typically a few hundred dollars, sometimes waived for members.
A non-bank lender Widest servicing policy, funded differently to a bank or a mutual
The fee and the commission
Panel commission, plus an establishment fee on some products, disclosed upfront.
How your income is read
Widest servicing policy for self-employed and complex income; alternative documents accepted.
How long it takes
Often the fastest to a decision, sometimes inside five business days; valuation timing still varies.
What it costs to leave
Discharge cost varies by product; some carry an early exit fee inside a fixed period.

None of this names a lender. It is the shape of the policy differences we are actually weighing against your file before we recommend one.

02The method

The house is not judging you. It is a house.

Junction puts the loan pathways that actually fit your situation side by side, explains what each one costs you in flexibility and time as well as money, and runs the file through to settlement.

  • The commission is written next to every option, before you choose
  • Explain the trade-off, not just the benefit
  • One broker from the first appointment to settlement
  • Say no when borrowing is the wrong move this year

03Two ways to start

Most people already know which one they are

Different questions, different pace, the same broker either way.

First home

First home buyer loans

The full run from deposit to keys, including the New South Wales concessions you are entitled to.

  • Work out your real deposit position and what it changes
  • Check eligibility for state concessions and federal scheme places
  • Compare the lenders whose policy suits a first purchase

Already own

Refinancing and switching lenders

A proper look at the loan you already have, and an honest answer about whether moving it is worth the trouble.

  • Send us your most recent loan statements
  • We map your current structure and what it costs you in flexibility
  • Compare the panel, including the cost of the switch itself

04Every pathway

Eight ways in, grouped by where you actually are

Every one is lender paid unless the page says otherwise, and the commission is written down before you choose.

05Work it out

What could we actually borrow, and what would it cost a month

A rough version of the sums we run at the first appointment. Change any figure and both numbers below update as you type.

How this works

  1. Your household income, minus a living-cost benchmark for your household and your existing monthly commitments, leaves a monthly surplus.
  2. We assume 90% of that surplus could service a new home loan repayment, keeping the rest as headroom.
  3. Lenders test that repayment at your rate plus a buffer, not at the rate you would actually pay, so the estimate does not assume rates stay put.
  4. The repayment figure below then uses the rate you actually enter, over the term you choose, on either the estimate or a loan amount you type in yourself.

This is not a rate we are offering or quoting as current. Enter any figure you want to test; we will tell you the real range at the first appointment.

Estimated borrowing power $0

Estimated repayment, principal and interest $0/month

Estimate only, not credit advice. This is a simplified illustration, not a credit quote, a pre-approval or personal advice under the National Consumer Credit Protection Act. It does not use real lender policy, does not check your actual expenses and is not a substitute for a proper assessment. Nothing you type here is sent anywhere or stored; it runs entirely in your browser.

What we have actually done

  • The commission we would be paid is shown next to every option, in writing, before you choose
  • The broker you meet at the first appointment is the broker who takes your file to settlement
  • If a lender says no, we tell you why and what would have to change for the answer to be yes
  • A free loan review every year for the life of the loan, whether or not you switch
  • We will tell you when the right move is to stay where you are, or not to borrow at all

07The practice

He was also the person who had to ring people on a Friday afternoon and tell them the answer was no, without being allowed to tell them which lender down the road would have said yes.

Why Marty started Junction in 2016

There are four of us. Marty runs the broking and still takes most of the first appointments. Renae looks after first home buyers and knows the New South Wales concessions better than anyone we have met. Hayley runs files from application to settlement, and Sam handles the self-employed and small commercial work.

We are not the biggest brokerage in Newcastle and we have never tried to be, because the moment you get big you start handing people to whoever is free that week. Ring us and you get the person you met the first time, from the opening appointment to the day the keys change hands.

  • Member, Mortgage and Finance Association of Australia
  • Credit representative of an Australian Credit Licence holder
  • Member, Australian Financial Complaints Authority
  • Diploma of Finance and Mortgage Broking Management, held by all three brokers
  • Professional indemnity insured

08What clients say

Sixteen reviews, across the suburbs the ad never shows

Six of sixteen. The rest, with a filter by service, are on the reviews page.

  • Went in expecting to be talked into switching and got told to ring our own lender and ask for a review first. It worked. Cost us nothing and they got nothing out of it, which tells you plenty.

Bec T. Merewether Refinancing and switching lenders

  • Renae explained the duty concession twice without making us feel thick about it. We had an approval before the next open home.

Nathan P. Adamstown First home buyer loans

  • Good outcome in the end. The old lender dragged the discharge out for nearly a month, which was not Junction's doing, but a bit more warning that it can happen would have helped.

Danielle K. The Junction Refinancing and switching lenders

  • Two knockbacks from my own bank as a sole trader. Sam read the same financials and found the add-backs the bank would not count. Settled in five weeks.

Sione F. Cardiff Self-employed and commercial lending

  • Talked us out of cross-securing the investment against the house and explained exactly why. Our accountant agreed with him, which does not happen often.

Harriet W. Merewether Heights Investment property lending

  • Knockdown rebuild out at Fletcher. The progress payments were the part I was dreading and Hayley just handled each one. I found out the frame stage draw had gone through because the builder mentioned it.
