We take your income, your commitments and your deposit, run them through the servicing policies of the lenders on our panel, and tell you what each one would lend and why the answers differ. If a formal pre-approval is worth having for your situation we arrange it. If it is not worth having yet, we tell you what to fix first and you leave with a list instead of an application. Either way you walk out knowing your ceiling, your deposit gap and the questions the agent will ask you at the next inspection.

  3. 03 We shortlist the lenders whose policy fits your income type
  4. 04 Lodge the pre-approval and confirm the conditions attached to it
  5. 05 Reassess before anything else touches your credit file

Does a pre-approval mark my credit file?

A formal pre-approval is an application and it is recorded. That is exactly why we assess your position against lender policy first and only lodge where we think it holds. Shopping the same file from lender to lender is what does the damage.

How long does a pre-approval last?

Most run around three months and can usually be extended once if nothing about your situation has changed. We diarise the expiry so you are not caught out halfway through an auction campaign.

Is a pre-approval a guarantee?

No. It is a lender saying yes to you, subject to a valuation on the property and no change to your circumstances. We will tell you exactly which conditions are still open.

  • Three months of bank and credit card statements
  • Photo identification
  • A rough idea of what you already owe
  • Two years of financials and tax returns, if you are self-employed
