First home buyers get the longest appointment we run, because there is the most to explain. We cover what your deposit needs to be, whether lenders mortgage insurance is worth paying or worth avoiding, which state concessions and federal scheme places you qualify for, and what the contract, the cooling off period and the settlement date actually commit you to. Around here a first purchase often means older brick and weatherboard stock in Adamstown, Lambton or Cardiff, which brings its own valuation and building report questions.

  3. 03 Compare the lenders whose policy suits a first purchase
  4. 04 Lodge, manage the valuation, and get to formal approval
  5. 05 Coordinate with your conveyancer through to settlement day

Do we really need a twenty per cent deposit?

No, though it is the cleanest path because it avoids lenders mortgage insurance. Plenty of our first home buyers get in with less, by paying that insurance, using a guarantor, or through a federal scheme place. We show you what each of those three routes costs you over the life of the loan, not just on day one.

Can our parents help without handing over cash?

Often yes, through a security guarantee where they put up equity in their own property rather than money. It is a serious commitment for them and we insist they get their own legal advice before anything is signed.

Which suburbs should we be looking at?

That is your call, not ours. What we can tell you is what your borrowing position realistically reaches and where valuations tend to come in tight. Older stock west of the highway will often need a building report before a lender is comfortable.
