01Cost and how we are paid
What does it cost to use a broker?
For residential lending, nothing. The lender you choose pays us a commission, and we show you what that commission is on every option before you decide. The only exception is a small number of commercial and short-term deals, where a fee is quoted and agreed in writing before any work starts.
Do you charge for a second opinion on a loan I already have?
No. A refinance review is free whether or not you end up moving, and we are happy to be the second opinion on advice you have had somewhere else.
02How it works
How is that different from going straight to my own bank?
Your bank can only offer you your bank. We have a panel of lenders and can tell you where your income type, your deposit or the property itself actually fits. If your own bank turns out to be the best answer, we will tell you that too.
How many lenders are on your panel?
Thirty-eight, from the major banks through to smaller mutuals and non-bank lenders. In practice three or four of them will suit any given file, and those are the ones we put in front of you rather than a list of everything.
Do we have to come into your office?
No. Most first appointments happen at a kitchen table, and our Thursday evening slots exist precisely because people work. We come to you across Newcastle and Lake Macquarie.
What should we bring to the first appointment?
Recent pay slips, three months of bank and credit card statements, photo identification, and a rough idea of what you owe. If you are self-employed, bring two years of financials and tax returns and we will do the rest.
How long does the whole process take?
A straightforward purchase usually runs two to four weeks from application to formal approval, then whatever your contract says for settlement. Construction and commercial files take longer, and we will give you a realistic timeline at the first appointment rather than an optimistic one.
What if our situation is complicated?
Most of them are. Shift allowances, casual hours, a business, a guarantor, a recent job change, a default from years ago. Complicated is the reason to see a broker, not a reason to avoid one.
Who actually deals with our file?
One of the three brokers does the strategy: Marty for most files, Renae for first home buyers, Sam if you work for yourself. Hayley then runs that file from lodgement to settlement. You get both names on day one and the same office number reaches either of them.
03After settlement
Will you tell us if we should not borrow?
Yes, and we do it regularly. If the numbers only work in a perfect year with no repairs, no gaps in work and no rate movement, we would rather say so than write the loan.
Which suburbs do you cover?
Newcastle, Lake Macquarie and the lower Hunter, roughly a forty-five kilometre radius from Merewether. We also keep looking after clients who have moved away and left their loan with us.
What happens after settlement?
You go into our annual review cycle. We diarise the date, remind you before any fixed period ends, and deal with the lender for you on redraw or repayment changes.
What if something goes wrong?
Tell us first and we will fix it. If we cannot, we are a member of the Australian Financial Complaints Authority and you can take the matter there at no cost to you.

Do you help with pre-approval before we have found a place?
That is usually where we start. Knowing your ceiling and your deposit gap before the first open home saves a lot of wasted Saturdays.
