No fee to you

Residential self-employed lending is lender-paid with no fee to you. A small number of commercial and short-term deals carry a broker fee because of the work involved, and we quote and agree that in writing before any work starts.

I have only been trading a year. Am I wasting my time?

Not necessarily. A handful of lenders will consider one full financial year with the right supporting evidence, particularly where you were doing the same work as an employee beforehand. It is worth an appointment before you assume the answer is no.

What is an add-back?

An expense your accountant has legitimately claimed that does not actually reduce the cash available to you, such as depreciation or a one-off purchase. Lenders differ on which ones they accept, and that difference is often worth more to your application than anything else in the file.

Do you handle commercial property purchases?

Yes, including owner-occupied premises and smaller investment properties. Commercial terms work differently to residential and we walk you through those differences before you commit to anything.
